Assistant Community Manager Job Description
Requirements:
- Preferred Certified Occupancy Specialist (COS) and Tax Credit Specialist (An Occupancy Specialist and Customer Service position)
- Ability to address the concerns of current and future residents in a friendly and professional manner
- Strong organizational skills and an attention to detail
- Strong Office skills
- High level of computer skills are needed
- Ability to handle a high volume of telephone calls from current and prospective residents
Responsibilities:
- Make appointments with potential residents
- Maintain and control confidential files and records
- Prepare leases for occupancy and make initial computation of rent and monthly payments according to authority policy
- Review and interview applicants for housing
- Maintain the waiting list of applicants for housing and determine applicant eligibility
- Experience with EIV record keeping and identifying discrepancies when found
- Performs annual reexaminations as well as computing any interim rent changes.
- Assists participants complete and sign all papers related to beginning housing assistance, explaining in terms they understand to insure compliance with program rules.
- Verifies income, assets, medical or unusual expenses
- Enters data in computer generating rent and utility allowance.
Knowledge and Skill Set:
- Strong knowledge of LIHTC and tax credit regulatory compliance
- Strong knowledge of HUD and affordable housing compliance
- Strong analytical and problem-solving skills and ability to exercise independent judgement and sound decision-making in our complex environment
- Have the ability to thrive, manage stress and make decisions in a fast-paced environment
- Should have attention to detail, high level of accuracy, strong sense of urgency and solid time management skills
- Should have proven ability to work with computerized HUD and LIHTC compliance programs
- Strong written communication and listening skills
- Strong knowledge of HUD EIV, i.e. run monthly and quarterly reports and responsible for EIV compliance
- Interviews and processes eligible households for rental assistance and affordable housing programs.
- Processes the applications and information received from families and determines their eligibility.
- Verifies income, assets, medical or unusual expenses and enters data in computer generating rent, and TTP and assistance payment.
- Performs annual reexaminations as well as computing any interim rent changes.
