Position is for a full-time Assistant Project Manager to work at EAH Corporate located in Honolulu, HI. Qualified candidates must have a bachelor’s degree in a related field (Urban Planning, Real Estate Development, Business, Architecture, Engineering, Finance, etc.). Must have some related work or field work experience in matters related to affordable housing development such as residential architecture, finance, planning, construction, etc. Must have a valid Hawaii Driver’s license and access to reliable transportation required. Salary commensurate to experience.

POSITION OVERVIEW

Under the direction of the Hawaii Regional Vice President, the primary responsibility of the Assistant Project Manager is to support the real estate development department (including Regional Vice President, Vice President, Senior Project Manager, and Project Manager) as they work towards identifying and securing new projects and ensuring the development and/or rehabilitation of affordable housing communities throughout the Hawaii region. As part of the real estate development team, the Assistant Project Manager plays an integral role throughout every phase of the real estate development process, including site acquisition, design, discretionary approvals, ministerial permitting, financing, construction, and lease up of projects. This position requires initiative, responsibility, accountability, and an ability to work effectively with a wide range of personnel.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • General Project Management Assistance. Reports to the Regional Vice President and contributes to the real estate development team as needed in connection with various development activities and tasks including: processing, tracking, and following up on documents and letters; coordination with internal staff; coordination of cross-functional design and engineering consultants; management of acquisition, construction, and permanent loan closing due diligence; internal document review; discretionary approvals; ministerial permitting approvals, and management of agency checklists. Assists with other protocols including but not limited to predevelopment budgets, decision memos, board presentations, invoice processing, etc., and maintains accurate and up-to-date files for
  • Funding Applications. Assembles applications to various funders, including but not limited to the Hawaii Housing Finance and Development Corporation (HHFDC), City and County of Honolulu, Department of Community Services (DCS), County of Maui, Housing and Human Concerns (HHC), County of Hawaii, Office of Housing and Community development (OHCD), County of Kauai, Housing Agency (KCHA), HUD, etc.
  • Draw Assistance. Prepares and assists with preparation, submittal, and tracking of funding draws to various financial institutions agencies throughout the various phases of
  • Community Outreach and Engagement. Conducts research and assessments of community assets and needs; identifies key stakeholders; and prepares presentation materials as needed for public
  • Site Due Diligence. Performs due diligence work on potential sites deemed generally viable for development purposes. Due diligence review includes reviewing preliminary title reports, evaluating existing infrastructure, estimating market values through data analysis, screening, and photographing sites, along with adjacent areas, and assessing ability to obtain entitlements for potential projects in the context of local general plan and zoning
  • Financial Analysis. Creates and analyzes preliminary financial projections for potential transactions; compiles comprehensive deal analysis packages, and assesses risk associated with any acquisition for presentation to the real estate development team and executive team for approval.
  • Funding Research. Identifies, evaluates, and monitors new and existing funding sources and remains up to date on the status of those sources of funding. Analyzes funding competition and scoring of competitive applicants in connection with various
  • Entitlement and Community Support. Assists the real estate development team in successfully obtaining public agency approvals and community acceptance of proposed housing projects, including submitting for discretionary approvals and ministerial permitting, along with attendance at requisite hearings and neighborhood meetings.
  • Lender Relations. Maintains positive working relationships with public and private lenders, investors, and grant sources.
  • Conference Attendance. Represents EAH at targeted housing industry conferences and seminars, as well as attending local meetings of professional organizations.
  • Safety Actively participates in EAH’s Injury and Illness Prevention Plan.
  • Regular and predictable attendance.

MINIMUM QUALIFICATIONS
