Position is for a full-time Director of Asset Manager Construction and Sustainability to work at EAH Corporate located in San Rafael, CA. Qualified candidates must have a Bachelor’s degree in finance, business administration, accounting or related field, or equivalent experience. Must have 6-8 years in real estate construction, asset management or development project management in affordable housing, serviced enriched, and/or rehabilitation. Candidates must a valid driver’s license, DMV clearance and maintain own auto insurance in accordance with EAH minimum requirements. Salary range: $120,000.00 to $210,000.00 per year; hiring range for new employees is generally $120,000.00 to $165,000.00 per year, DOE.

POSITION OVERVIEW

Responsible for construction management, long-term capital planning, and sustainability improvements across the EAH Housing portfolio. Works with Real Estate Development and Real Estate Management staff in strategic planning and policy development in relation to EAH property assets. Works closely with REM staff on sustainability projects. Ensures clear and concise communication with investors and lenders. Understands and supports EAH’s mission and core values.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Asset Management

  • Together with other Asset Management Directors, Develops and implements Asset Management department goals that will ensure that long-term physical health of EAH properties meets EAH, owner and lender requirements.
  • Works with senior management team on EAH’s strategic physical plans.
  • Maintains ongoing interaction with the Real Estate Management and Asset Management staff to ensure long term quality.
  • Collaborates with Real Estate Development on construction standards and planning. Together with the Facilities team, forms part of the feedback loop on how the upfront construction design and decisions are impacting long term operations.
  • Preserves EAH’s existing relationships and builds new ones through professional conduct with outside entities.
  • Collaborates with other members of the division and the company on special initiatives that will continue to keep EAH at the forefront of the affordable housing.

Rehabilitation Project Management

  • Working closely with Regional Property Supervisors, oversees medium-scale portfolio project rehabilitations as well as energy efficiency upgrades, such as solar installations.
  • Manages the design and construction team to ensure a financially and operationally viable rehabilitation in a timely and cost-efficient manner with minimal impact to residents.
  • Tracks applicable construction warranty dates; scheduling and participating in warranty walk-throughs,.
  • Collaborates with Facilities Department in on-going review of project physical status.
  • Flags potential construction defect issues, participates in construction defect investigations, and oversees any needed emergency repairs.
  • Ensures the highest quality development that reinforces EAH’s commitment to long term viability and contextual design.

Sustainability Oversight & Coordination

  • Works with Asset Management team to set and deliver annual goals related to sustainability.
  • Maintains and develops ongoing industry knowledge of the funding and equipment trends in sustainable housing practices.

Insurance Claims

  • Responsible for the direct oversight of all EAH owned property claims. Works with Asset and Risk Management teams, adjusters, and brokers to advance claims. Coordinates actual repairs.
  • Works closely and collaboratively with Property Management and Facilities teams in overseeing property related insurance and litigated claims.
  • Works with accounting teams to inform, update and close out financials for all insurance claims.

Other

  • Attends agency/investor-sponsored training.
  • Attends mandatory meetings and training.
  • Actively participates in EAH’s Injury and Illness Prevention Plan.
  • Regular and predictable attendance.

WORKING CONDITIONS

Physical Requirements

  • Ability to travel and move freely throughout properties.
  • Able to communicate effectively orally and in writing.

Work Environment

  • Able to travel on short notice.
  • Willing and able to work outside normal business hours.

MINIMUM QUALIFICATIONS

  • Education - Bachelor’s degree in finance, business administration, accounting or related field, or equivalent experience.
  • Experience - 6-8 years in real estate construction, asset management or development project management in affordable housing, serviced enriched, and/or rehabilitation.

OTHER REQUIREMENTS

  • Must have a valid driver’s license and DMV clearance.
  • Must have access to reliable vehicle and maintain own auto insurance in accordance with EAH minimum requirements.

CRIMINAL BACKGROUND CHECK REQUIREMENTS   

EAH Housing conducts criminal background checks on all candidates who have received a conditional job offer.
