This position is for a full time Asset Management Analyst to work in our corporate office in San Rafael, CA. This is a hybrid remote position. The Asset Management Analyst will prepare financial models for predevelopment operating budgets, presentations for appraisers, commercial property CAM charges, capital account reviews, RFP/NOFA applications, etc. Qualified candidates must have a Bachelor’s degree in Real Estate, Finance, Accounting, Business Administration, Urban or Regional Planning, Environmental Science, Architecture, Economics, and related fields or at least two years working in an organization staffed with various interdepartmental roles and functions, preferably in a financial, real estate, community development or non-profit organization. Salary to commensurate experience.

POSITION OVERVIEW

Under the direction of the Director, Asset Management, prepares financial models for predevelopment operating budgets, presentations for appraisers, commercial property CAM charges, capital account reviews, RFP/NOFA applications, etc. Using data management and/or Smartsheet software, develops tracking/tickler systems for key reporting functions and dates, (i.e.: option dates, resyndication timelines, PNA schedule, subsidy contract terminations, loan maturities/interest rate adjustments, AHP loan reconveyance). Assists Asset Management (AM) department in annual operating budget process and equity and debt transactions as needs arise.

RESPONSIBILITIES

A. For projects in predevelopment, works with operating property budget templates used by Asset Management (AM) and Real  Estate Development (RED) to estimate proforma operating budgets and property valuations.
B. Prepares basic capital account template, including financial projections data for each property. Annually, obtains book-tax capital account balances for each property from CPAs. Assists AM staff with annual EAH capital account analysis.
C. Assists Asset Managers in preparation of periodic reporting for investors, lenders and EAH senior management.
D. Assists AM Staff in development and maintaining comparative analysis tools to measure property operating income and expenses to determine optimum ranges for cost efficiency and rent policy.
E. Assists AM staff with preparation of RFP/NOFA applications, and lender or investor due diligence materials, providing technical, accounting and operations data where required by the application.
F. Supports AM staff in financial transaction such as lien assignments, refinancings and equity buyouts, preparing analytics and supporting reports for EAH board presentations, funder, and partner requirements.
G. Assists AM staff in researching, and making application for grant resources for capital improvements, environmental and conservation sustainability programs.
H. Using appropriate software, (Excel, Smartsheet, Calendar Invites, Filemaker, MRI, etc.) assists AM staff in developing tracking/tickler systems for key reporting functions, contract terminations and other critical time-sensitive deliverables. Trains AM staff on implementing tracking/tickler systems.
I. Assists AM staff preparing annual operating budgets, insuring LIHTC Net Operating Income and Cash Flow Projections are correctly entered. Reviews projected rents and rent increases with REM Compliance Summaries for maximum limits.
J. Assists AM staff in preparing HUD Budget worksheets for budget-based rent adjustments.
K. Prepares common area charges (CAM) estimates for commercial leases, and annual updates for billing CAM charges.
L. Assists in loan administration for Gates Harbor and loans between EAH affiliates.
M. Reviews billings from Facilities Management to ensure compliance with retention requirements in construction contracts for projects funded by Community Development Block Grant (CDBG) or EAH funds. Works in cooperation with Development Accounting to track projects to budget.
N. Assists AM staff with initial property data entry for EAH databases such as CRM, MRI, or Filemaker after upon land or real property acquisition, with updates through development or rehabilitation, project completion and after property transition to operating status.
O. Updates budget forecasts and data bases from annual audit results.
P. Participates with Asset Management Staff in developing record keeping requirements, systems, methods, and organization of data using EAH drives and hard paper files.
Q. Assists with special projects as assigned by the Director of Asset Management, and/or EAH Senior Management.
R. Communicates with and attends meetings with interdepartmental staff from AM, RED, REM, and EAH Senior Management.
S. Collects information, maintains records, updates, and maintains record tracking system and produces reports for EAH Senior Management, as needed.
T. Attends and actively participates in targeted industry conferences and seminars, mandatory training, including Neighborworks sponsored CHAM and NPH trainings.
U. Regular and predictable attendance.
V. Other duties as assigned.

QUALIFICATIONS

Bachelor’s degree in Real Estate, Finance, Accounting, Business Administration, Urban or Regional Planning, Environmental Science, Architecture, Economics, and related fields. At least two years working in an organization staffed with various interdepartmental roles and functions, preferably in a financial, real estate, community development or non-profit organization.
Must have access to and be able to drive a car. Must have a valid California Driver’s license and proof of automobile insurance.
Experience working at a non-profit affordable housing corporation or public agency involved in community development.

CRIMINAL BACKGROUND CHECK REQUIREMENTS

EAH Housing conducts criminal background checks on all candidates who have received a conditional job offer.
